2005 Summary

Though the number of units sold has decreased from 2004 to 2005, the total dollar volume has increased in most cases. The exception is in Birchwood, where one high dollar home and one high dollar lot, both sold in 2004, skewed the numbers.

The good news:

average prices are up

buyers continue to be active

buyers have healthy budgets

Sales which are not reported in the MLS include for sale by owners and transfers within families. In Birchwood in 2005, there were a total of 24 transfers reported in the MLS, but the Club reports 37 total property transfers. The difference is primarily attributed to transfers within families or from organizations to individuals. All sales involving licensed realtors "should" be included in the MLS numbers.
